Spring remains the undisputed peak season for property sales across Australia, as both buyer activity and listings surge in response to warmer weather and ideal presentation conditions. New data from Cotality shows that, on average, national home sales rise 6.7% during the spring months, based on 15 years of analysis.
New South Wales remains the standout performer, with sales increasing 9.4% during spring compared to other times of the year. Queensland follows with 7.8%, the ACT with 6.9%, and Victoria with 5.9%. In contrast, transaction levels drop sharply in summer — down 11.5% nationally — as buyers and sellers alike turn their attention to holidays and outdoor leisure.
Cotality’s Head of Research, Eliza Owen, says southern cities benefit most from the seasonal uptick. “Because cities in the south and south-east have cooler winters, spring is ideal for showcasing outdoor areas, pools, and gardens in full bloom,” she says.
Nationally, new listings also rise sharply in spring, up by 16.8% in New South Wales and 16.7% in South Australia. In contrast, winter sees minimal new listings, with only the Northern Territory (+4%) and Queensland (+0.2%) recording increases. These seasonal patterns confirm that spring remains the optimal period for sellers aiming to attract competitive offers and fast results.
