South East Queensland has strengthened its position in the premium residential property market, with new research identifying Brisbane and the Gold Coast as significant luxury destinations on both a national and international scale. Knight Frank’s The Residence Report 2026 points to infrastructure investment, population migration and lifestyle appeal as major influences behind the region’s rise, particularly among wealthy buyers seeking high-quality residential property.
The report identifies the Gold Coast and Brisbane as major participants in Australia’s luxury housing sector and ranks South East Queensland eighth among the world’s top ten luxury markets for percentage price growth over the past five years. That result places the region alongside internationally recognised prestige markets and demonstrates how substantially buyer perceptions of South East Queensland have changed.
For many years, the luxury property conversation in Australia was dominated by Sydney and Melbourne. Those cities continue to contain some of the country’s most valuable residential markets, but the increasing prominence of Brisbane and the Gold Coast indicates prestige demand is becoming more geographically diverse. Wealthy purchasers are increasingly considering lifestyle, climate and long-term amenity alongside traditional measures of status and location.
Knight Frank says strong infrastructure investment and population migration from interstate and international buyers have helped establish Brisbane and the Gold Coast as hotspots for ultra-high-net-worth individuals. These influences have developed over several years, creating a broader pool of buyers for premium homes and supporting investment in increasingly sophisticated residential projects.
Population migration has been particularly important to South East Queensland’s property story. Buyers relocating from other states can bring substantial housing equity with them, particularly when selling homes in expensive established markets. That equity can increase purchasing power and support demand for high-end houses and apartments in locations offering desirable lifestyle characteristics.
International demand adds another dimension. Ultra-high-net-worth buyers frequently assess property differently from purchasers operating under tighter lending constraints. Privacy, views, architectural quality, proximity to lifestyle amenities and scarcity can carry significant weight, while the appeal of the broader destination can be just as important as the individual residence.
Infrastructure investment helps reinforce that proposition. Transport improvements, major projects and investment in entertainment, hospitality and public amenities can increase the attractiveness of a city to both residents and investors. Brisbane’s continuing evolution as a major metropolitan centre, combined with the Gold Coast’s established lifestyle identity, gives South East Queensland a distinctive position within the prestige market.
McGrath Knight Frank Projects South-East Queensland principal Owen Moore says the Gold Coast in particular has undergone a significant evolution. He identifies lifestyle, weather and the natural environment as key factors attracting wealth to the region. That combination has helped reshape both the profile of purchasers and the type of residential development being delivered.
Moore says the Gold Coast has evolved from an apartment market heavily driven by overseas investment into one increasingly influenced by the wealth people hold in their existing homes. That shift is supporting a market catering to “right-sizers” — buyers who may be moving from larger properties but still expect premium quality, amenity and location.
Right-sizing differs from conventional downsizing because the objective is not necessarily to purchase something cheaper or substantially reduce living standards. Affluent buyers may sell a large family home and move into a luxury apartment with fewer maintenance requirements while retaining generous internal space, views, security and high-quality communal facilities. In some cases, the replacement property can still command a significant price.
That buyer profile can influence development standards. Prestige apartment projects targeting wealthy owner-occupiers generally need to deliver more than a desirable address. Floor plans, storage, parking, privacy, finishes, building amenity and views can all become critical. Buyers with substantial budgets usually have choices, meaning projects must compete on quality as well as location.
Brisbane’s luxury market has its own characteristics, including high-end detached housing in tightly held established suburbs as well as an expanding premium apartment sector. Population growth and major infrastructure investment have broadened the city’s profile, while increased interstate recognition has helped position Brisbane as more than simply a relatively affordable alternative to Sydney or Melbourne.
The eighth-place global ranking for five-year luxury price growth is particularly significant because it reflects performance over an extended period rather than a short-lived increase. Sustained growth suggests the region’s luxury market has benefited from structural changes in demand, migration and buyer preferences.
Prestige property remains highly selective, however. A strong luxury market does not mean every expensive home will perform equally. Scarcity, architecture, position, views, land, privacy and overall quality can create substantial differences between properties within the same suburb.
Knight Frank’s findings nevertheless show how far South East Queensland’s prestige market has progressed. Brisbane and the Gold Coast are increasingly competing for wealthy buyers on their own merits, supported by lifestyle appeal, infrastructure and migration.
For the Gold Coast especially, the transition from an overseas-investor-driven apartment market towards one catering to wealthy right-sizers represents a significant evolution. South East Queensland’s luxury sector is no longer simply following Australia’s traditional prestige markets. It is increasingly establishing a distinct identity of its own.
