Recent data shows that in the 12 months to December 2025, 97.5% of house resales delivered a profit. Units followed closely at 88.3%. These are remarkably high figures and reflect the strength of the market over recent years.
The median profit tells an equally compelling story. House sellers achieved a median gain of $440,000, while unit sellers saw a median profit of $228,000. These are not small margins. They represent substantial wealth creation for property owners.
Brisbane and Perth are leading the way, with almost 99.5% of resales in both cities resulting in a profit. That level of consistency is rare and highlights the strength of those markets.
Sydney stands out for a different reason. While its overall profit rate is slightly lower, it delivers the highest median profit at $750,000. That reflects its higher price base and long-term growth.
Not every market is performing at the same level. Canberra recorded the highest proportion of loss-making sales at 6.9%, with a median loss of $68,500. It is a reminder that property markets are not uniform and local conditions matter.
Across the country, several markets have now reached record levels for profitable house sales, including Sydney, Brisbane, Adelaide, and Perth. The unit market is also showing strength, particularly in Brisbane, where 99.1% of sales delivered a profit.
Perth and Adelaide follow closely behind in the unit space, while Darwin sits at the lower end with 72% of unit sales achieving a profit.
Brisbane unit sellers recorded the highest median profit at $325,000, highlighting the growing strength of that segment.
What sits behind these numbers is a combination of factors. Long-term price growth, strong demand, and limited supply have all contributed. Even with recent market shifts, the broader trend has been upward.
For existing owners, it reinforces the value of holding property over time. For buyers, it highlights the importance of selecting the right asset in the right location.
