Rising utility costs are reshaping rental preferences, with a growing number of renters prioritising energy-efficient features — even if it means paying more.
According to the PropTrack Origin Renter Reality Report, 35% of tenants would accept higher rent in exchange for energy-saving upgrades like solar panels, smart thermostats, or efficient appliances.
The report also highlights a clear supply gap. One-third of renters say their current homes have no energy-efficient features at all, while another 22% aren’t sure. The most common green inclusions in today’s rentals? Efficient lighting (21%), solar power (15%), and energy-efficient appliances (13%).
Interestingly, while 59% of renters believe landlords should be responsible for making efficiency upgrades, nearly half say they’re planning to invest in improvements themselves — with 14% willing to spend up to $5,000 over the next five years.
