Not all suburbs are equal when it comes to demand. Fresh data from PropTrack shows that the number of serious enquiries per listing has jumped in 59% of Australian suburbs over the past year. These are not casual clicks—these are buyers calling agents, emailing, and downloading contracts. In other words, they’re ready to act.
 
Melbourne is leading the charge, with demand surging in 90% of its suburbs. That momentum is spreading across the country, especially in more affordable areas.
 
Standout growth suburbs include:
• West Albury, NSW – enquiries up a staggering 154%
• Gilston, QLD
• Driver, NT
• Millars Well, WA
• Acton, TAS
• North Bendigo, VIC
 
REA Group economist Eleanor Creagh explains the trend: “When more buyers are competing for each property, this heightened competition typically places upward pressure on prices.”
 
For buyers, this means acting quickly in these areas is vital. For investors, it’s a signal of where the next wave of growth is forming.
