As Australia’s population continues to surge, new data shows the locations that can expect the biggest increase in urban density in the next year.
The top suburb for growth is Eastgardens in Sydney, where density is expected to increase by 16.64 dwellings per hectare in the next 12 months.
Other Sydney suburbs, Zetland, Rhodes and Barangaroo are also in the top ten list by Informed Decisions.
There are five Queensland suburbs in the top ten – Newstead, Broadbeach, Fortitude Valley, Surfers Paradise and South Brisbane. All are predicted to have big increases in population and dwelling numbers in the next 12 months.
Victorian suburbs, South Melbourne and Southbank in Victoria also make it into the top ten.
Dan Evans from Informed Decisions says in NSW the rise in density is along public transport corridors, driven in part by the State Government’s policy of promoting Transport Oriented Developments.
He says higher-density apartment dwellings offer more affordable options in the costly Sydney market.
Evans says Queensland’s major urban centres are also entering a new phase of vertical growth.
