Homes Selling Fast

Although the average time it takes to sell a house has increased slightly, properties continue to sell quickly in many Australian markets. Data from Cotality shows that the national average days on market rose to 30 days in the three months to September 2025, up from 27 days the previous year.

Perth leads the capital cities for the fastest sales, with an average of just 12 days on the market. Brisbane follows with 21 days, while Darwin’s improving market reduced selling times from 51 to 39 days. Melbourne also saw a decrease, dropping from 35 to 32 days.

Despite Darwin’s strong market, Regional Northern Territory properties take the longest to sell, averaging 89 days. Canberra holds the longest average days on market among capital cities at 44 days.

Vendor discounting — the reduction sellers make from their original asking price — also decreased slightly, now averaging 3.2% nationally compared to 3.3% a year ago. This trend indicates sellers are retaining more value in their sales.
